What Renters Need to Know About Pests

Always consult your lease. In most cases, it clearly outlines who is responsible for what.

The most common terms that we see / use state that the owner is responsible for keeping the home habitable and in good condition.  That means keeping entry points closed up.  Handling unavoidable issues specific to the home itself such as termites.

Residents are expected to keep the home clean, free of debris, and sanitary.  If a bug problem arises due to failure to maintain those terms, it would be resident responsibility.  So to a large degree the type of bug would play a role.  Common bugs associated with unclean conditions would be smaller infestation type roaches, bed bugs, and rodents.  Rodents are a bit more complex because they can often come from other units in multi-family buildings.  Also poor exterior maintenance can make the issue more common.  So in these cases we would probably need additional information to imply that there was a specific unsanitary condition and the owner will often demand that we inspect the home and document any potential issues.

Most owners will cover a single rodent issue but it gets tougher if the issue crops back up.
