Management pricing isn’t one-size-fits-all — it depends heavily on the property’s location, condition, rent level, and complexity.
For example, Section 8 or subsidized homes often involve more administrative work — additional paperwork, inspections, and accounting — even when the rent is lower. Likewise, some counties and municipalities impose difficult or inconsistent landlord requirements that increase operational risk, which can impact pricing.
Other factors include staffing and logistics. During and after COVID, some areas became difficult to service efficiently due to staffing or distance challenges. Conversely, homes located near our main travel corridors often qualify for slightly better rates due to reduced overhead.
That said, condition and rent amount remain the two biggest pricing factors. With 20 years of experience, your address allows us to quickly gauge likely property needs and set a fair management fee.
We may occasionally need to visit the property before finalizing pricing, and both sides retain the right to cancel the agreement with no penalty after our first inspection if it’s not a mutual fit.
While some owners assume an occupied home costs less to manage, onboarding an existing resident is actually one of the more complex parts of our job — though we don’t charge a placement fee in those cases, which still provides early savings.
