While we’re exceptionally skilled at minimizing expenses and focusing on repairs that deliver the highest return on investment, property repair costs themselves remain the owner’s responsibility.
Owning rental property brings incredible long-term benefits, but also comes with certain unavoidable costs — and repair expenses are among them. We can’t assume those costs, but we do everything possible to make sure every dollar spent adds genuine value.

One reason national companies often charge more is that they handle a lot of administrative tasks for property managers. We take the opposite approach. We’re so focused on fieldwork quality that we often handle much of the admin work ourselves — because our preferred local contractors’ results justify it.
This approach costs us significant time and resources each year, yet we do not charge additional maintenance management fees in most cases.
How Repair Payments Work
Because of our excellent reputation and long-standing community relationships, we can usually authorize repairs immediately without requiring upfront payment.
