Why Professional Management Pays for Itself

Before diving into our service options, it’s important to consider two key points most owners overlook: the cost of your time and the financial efficiency of professional management.

Many owners assume self-managing saves them money — but that’s rarely true. Your time is valuable, both financially and personally. Even if you enjoy managing, the hours spent could often be far better invested in your career, your business, or your life.

Here’s a simple example:

Our Service Levels

The process for all service levels is identical until a resident moves in — that’s where the differences take effect.


Tenant Placement Only

This option is ideal for owners who want professional help finding the right resident but prefer to handle management themselves.

  • No monthly fee or long-term commitment

  • We market your home, screen applicants rigorously, and execute a standard NC Bar Association lease

  • Once your preferred resident moves in, we collect a one-time fee from the first month’s rent and disburse the remaining balance and deposits to you

  • If the resident breaks the lease early, we offer a prorated credit toward new placement

Note: We excel at setting clear expectations and managing difficult situations — one of the key reasons we’ve had to evict so few residents. Choosing the right person is only half the battle; the real success comes from firm, consistent management.

We also want to be transparent:
We may eventually phase out management of homes with home warranty plans. In our experience, these plans deliver poor service, use substandard contractors, and cause severe repair delays — all to maintain their own profitability.
