Owner Tax Documents
What We Provide:
Each year, MoveZen provides the following tax documents for your rental property:
- 1099-MISC – Reports your total rental income received during the tax year plus or minus net prepaid rent
- Cash Flow Report – A detailed breakdown of all income and expenses for your property, including:
- All income collected
- Management fees
- Repair and maintenance expenses
- Any other expenses MoveZen paid on your behalf during the tax year
When Documents Are Available:
All tax documents will be available in your Owner Portal by January 31st each year.

Your Income Item on your Cash Flow Report and 1099 Amounts Don't Match?
If you notice a difference between your Cash Flow Report income and your 1099-MISC amount, it's most likely due to prepaid rent.
What is Prepaid Rent?
Prepaid rent occurs when your tenant pays rent in advance—for example, paying January 2026 rent in December 2025.
How the IRS Treats Prepaid Rent
The IRS considers prepaid rent as taxable income in the year it was received, not when it applies to a charge. This means:
- If your tenant prepaid January 2026 rent in December 2025, that payment is taxable income for 2025
- This income will appear on your 2025 1099-MISC
- Your Cash Flow Report may show this differently since it tracks when rent applies to the lease
Example
Your tenant pays $1,500 on December 28, 2025 for January 2026 rent.
- 1099-MISC (2025): Includes the $1,500 as 2025 income
- Cash Flow Report: May show this as January 2026 income
This is why the two amounts may not match exactly.

Frequently Asked Questions
What if there's an error on my 1099 (wrong name, TIN, or amount)? Submit a help ticket and let us know what needs to be corrected. We'll verify the information against our records and issue a corrected 1099 if needed. We'll also request a new W-9 from you to have on file. Depending on the timing, we may need to submit a corrected file to the IRS.
What if I sold my property mid-year? You'll receive a 1099 for income received while MoveZen managed the property.
Do I get one 1099 or multiple if I own several properties? By default, you'll receive a separate 1099 for each property so you and your CPA can clearly see which income applies to which property. We have the ability to combine them into one if you prefer—just let us know and we're happy to prepare that for you.
What if I haven't received my 1099 by mid-February? Check the Documents tab in your Owner Portal first—digital copies are available by January 31st. If you requested a hard copy and it hasn't arrived, submit a help ticket and we can resend it. Please confirm your mailing address in your request.
Is my security deposit reported as income? No. Security deposits held for the tenant are not considered income unless they're applied to rent or damages and not returned.
Are tenant reimbursements (utilities, repairs) reported as income? Yes. If a tenant reimburses you for something like a utility bill or repair cost, that payment is included in your 1099 as income. The original expense should offset it on your Cash Flow Report if it was paid by MoveZen. If you paid the expense directly, be sure to notify your CPA of that cost and any others not handled by MoveZen.
