Monthly Distribution Schedule: March 2026

Your distribution timing depends on when your tenant pays and when funds clear our trust accounts. If your tenant paid on time, your distribution will be included in the first cycle. Later payments will be included in a subsequent distribution based on payment date and method.

Distributions are sent via ACH direct deposit on the dates listed above. You'll receive an email confirmation when payment is initiated. Deposits typically arrive the next business day, though timing depends on your financial institution. If you've recently updated your banking details with MoveZen, please allow up to 5 business days for your funds to deposit. 

March Distribution Notice:

Due to banking clearance timelines, tenant payments received on or after March 5th may not fully clear our trust account in time to be included in the March 10th distribution. If your payment is affected, it will be issued on March 11th instead — this ensures all NSF return windows have passed and your funds are fully protected before release. This adjustment is based on the banking calendar and is not a reflection of your tenant's payment status. No action is needed on your part.

Market News: February 2026

 
Most news coverage focuses on the for-sale market, which has been slow but stable on price. The rental market has had a separate story, and it's one our owners should understand.

What happened: Rents in Raleigh and Charlotte have declined significantly since mid-2023, driven almost entirely by a historic surge in new apartment construction. Charlotte added over 16,200 units in 2025 alone, 6.6% of existing stock, more than double the national average of 2.8%. Both markets have seen negative year-over-year rent growth, currently around -1.3% (Charlotte) and -1.9% (Raleigh).

Why it's stabilizing: That construction wave is cresting. New starts have dropped sharply, meaning the supply pressure driving rents down is fading. Demand has held up, and Raleigh ranks among the most affordable major rental markets in the country, with renters spending just 18.4% of income on rent.

What's ahead: Zillow's February 2026 forecast projects multifamily rents to remain essentially flat through year-end, while single-family rents, where most MoveZen owners operate, are projected to rise 1.1%. The single-family segment has outperformed apartments throughout this cycle and is positioned to benefit first as inventory tightens.

The bottom line: this has been a real and measurable softening, but the conditions that caused it are unwinding. We're cautiously optimistic heading into 2026.

Seasonal Reminders: Spring!

As warmer weather approaches now is the time to address seasonal maintenance before demand for service vendors peaks. Here's what we recommend for your property this coming spring.

Recommended services:

  • HVAC maintenance – A tune-up before cooling season starts helps avoid mid-summer breakdowns and keeps systems running efficiently. Schedule sooner rather than later - HVAC technicians book up fast once temperatures rise.
  • Gutter cleaning – Clear gutters now to prevent water intrusion and drainage issues.
  • Irrigation & water feature startup – If your system was winterized, we can coordinate reopening for the season soon.

A few things to keep on your radar:

  • Lawn care frequency – Expect your lawn service schedule to increase as growth picks up. Curb appeal directly impacts new tenant interest.
  • Vacant property utilities – Keep utilities active on any unoccupied units. Humidity and temperature swing this time of year can cause real damage quickly, and cold temperatures are still a concern.

Updated Expense Categories for 2026

You may notice some changes in how expenses appear on your cash flow statements. We've added subcategories under our main expense groups to give you a clearer, more detailed breakdown of your property expenses. 

The main parent categories remain the same: Repair Expenses, Preventative/Recurring Home Care, and Property Improvements/Renovations — but you'll now see more specific line items within each, such as:

  • HVAC Repair, Plumbing Repair, Appliance Repair, Electrical, Turnover
  • Pest Control, Lawn Care, Cleaning
  • Flooring, Paint, Roof Replacement, HVAC Replacement, Appliance Replacement

Our goal is to give you better data to work with when evaluating your property's performance over time.
