Monthly Distribution Schedule: February 2026

Distribution Dates
February 10th, 2026
February 17th, 2026
February 24th, 2026

Your distribution timing depends on when your tenant pays and when funds clear our trust accounts. If your tenant paid on time (by the 5th), your distribution will be included in the first cycle. Later payments will be included in a subsequent distribution based on payment date and method.

Distributions are sent via ACH direct deposit on the dates listed above. You'll receive an email confirmation when payment is initiated. Deposits typically arrive the next business day, though timing depends on your financial institution. If you've recently updated your banking details with MoveZen, please allow up to 5 business days for your funds to deposit.

Your Owner Portal provides 24/7 access to everything you need to monitor and manage your investment properties.

Through the portal, you can:

  • View real-time financial statements and reports (including monthly owner packets shared on the last business day of the month)
  • Access tax documents
  • Approve maintenance estimate requests and view work order status
  • Download copies of leases and other important documents
  • Update your banking and contact information
  • Make owner contributions

Market News: January 2026

National vacancy hit 7.3%, the highest on record since 2017. Rents have now declined six consecutive months, and units are taking an average of 41 days to lease, up from 37 days last year. Property owners face more competition for renters and have less pricing leverage. Sun Belt markets like Raleigh and Charlotte continue to feel pressure from record apartment construction, though new starts have dropped sharply and stabilization is expected by late 2026.


The
Sun Belt leads the country in concession activity, with markets like Charlotte among those offering the most aggressive incentives to fill units.

 
What can owners do now to reduce vacancies and boost ROI? Buildium's 2026 Industry Report found that 40% of uncertain renters would stay another year if their landlord invested more in property maintenance, and 31% would stay if maintenance requests were approved faster. Top amenities renters want: in-unit laundry, outdoor spaces, pet-friendly features, and flooring upgrades; but maintenance responsiveness beats fancy amenities for retention.

 



Seasonal Reminders: Winter

With winter here, now is a good time to make sure your property is prepared for the colder months. MoveZen can assist with arranging a vendor to compete the following seasonal services:

  • Winterizing exterior water systems to help prevent freeze damage to irrigation lines, outdoor faucets, and water features
  • Lawn care adjustments such as fertilization, aeration, or leaf cleanup
  • HVAC heating tune-ups to prevent breakdowns and improve efficiency
  • Fireplace cleaning for wood-burning systems to ensure safe use
  • Gutter cleaning to prevent drainage issues from clogged leaves

Reminder: If your property will be vacant this winter, please ensure utilities remain active and the heat is left on to minimize the chance of frozen pipes or other cold-weather damage.
