Monthly Distribution Schedule: May 2026

Your distribution timing depends on when your tenant pays and when those funds clear our trust account. If your tenant pays on or before the 5th, your distribution will be included in the first cycle. Late payments will be included in a subsequent distribution based on the payment date and method.

Distributions are sent via ACH direct deposit on the dates listed above, and you'll receive an email confirmation when payment is initiated. Deposits typically arrive the next business day, though timing depends on your financial institution. If you've recently updated your banking details with MoveZen, please allow up to 5 business days for funds to deposit.

Your Owner Portal provides 24/7 access to everything you need to monitor and manage your investment properties.

Market News: April 2026

Rental data can be somewhat sparse, but lately in our markets the sales and rental markets have moved in tandem (a negative, since this leaves owners with only two real options, both of which fail to solve most of their problem). We highlighted last month how dramatic the Iran war effect was on the crucial spring season, and the latest data is beginning to show it. Crucial Home Selling Season Off to a Sour Start

Can it be true that Raleigh and Charlotte are doing well as cities, but the rental markets are struggling significantly? Yes, it can, and it is.  Even we're amazed how bustling these cities seem to be, yet we list a high-quality home at rents we once thought we'd never see again and still struggle to fill them (these homes do rent, though, unlike non-quality homes). It's a symptom of declining growth across almost every sector these days. Non-AI companies have slowed dramatically, and university enrollment, immigration to places like Research Triangle Park, and almost all organizations that once fed high quality renters to our homes have slowed at the same time. Where is the population growth coming from? We're not positive and will look into it, but the gig economy seems to be a likely culprit for many changes in the main street economy. The vast majority of our renters can buy a home today if they choose to, and that's a very different rental market from one made up of renters who will likely never buy.

We thought this would be the year that rental rates bottomed, and that still may be true based on leading indicators showing small signs of flattening, but we're looking at one more year of a very rough rental market in our area, especially if the Middle East issues continue to deteriorate. Bear in mind these are highly sophisticated multi-family managers who are accepting dramatically higher losses due to vacancy. Also note that we included an article last month showing apartment concessions were at an all time high. This paints a picture of a market being pinched on all sides.

Good news perhaps: since 2024 it has been rare not to find Charlotte or Raleigh on one of these declining market charts.

Conclusion: The rental market is beginning to enter its busy season, but multifamily conditions remain soft. Month-over-month rent growth stalled in April, and year-over-year growth is at a new low. The national vacancy rate, however, ticked down for the first time in four years - perhaps an early sign of conditions beginning to shift as the market finally metabolizes the recent growth in rental stock. But even as the construction wave recedes, an uncertain macroeconomic outlook presents risks to rental demand.
