Monthly Distribution Schedule: April 2026

Distribution Dates
April 10th, 2026
April 17th, 2026
April 24th, 2026

Your distribution timing depends on when your tenant pays and when funds clear our trust accounts. If your tenant paid on time, your distribution will be included in the first cycle. Later payments will be included in a subsequent distribution based on payment date and method.

Distributions are sent via ACH direct deposit on the dates listed above. You'll receive an email confirmation when payment is initiated. Deposits typically arrive the next business day, though timing depends on your financial institution. If you've recently updated your banking details with MoveZen, please allow up to 5 business days for your funds to deposit.

Market News: March 2026

The sunbelt continues to struggle.  We thought we were seeing early signs of a turn around in March, but as gas prices spiked you could almost see the air let out of the market.  Some of the most desirable homes, usually houses with some privacy, are still renting without too much time on market but almost surely not for rates the owners were hoping for.

The biggest issues arise with any home that has a couple of minor drawbacks. At that point not only are rents generally low, but low for that type of property.  Since these subtle pricing issues are hard to show, many of these owners suffer the double pain of low rates and going without income for large portions of the year.

As with the famous story of the tortoise and the hare, slow and steady tends to win the race these days.  If you focus on tenant quality, reducing vacancy cost, keeping income flowing, and reducing tenant turnover (at today's incredibly high repair costs), you will almost absolutely trounce the owners who home in on a specific rental rate while missing many of the other crucial ingredients that must go into a positive rental experience.  What that means is accepting higher expenses as in putting in a desirable fridge rather than one that's clearly insufficient for the type of rental.  While also accepting lower rental rates.  Yes, that's painful, but these are very tough times, and conservative approaches usually do pay off quite well once things start to improve.  This is a sowing period, hopefully the reaping period isn't too far off.  What you won't do is dramatically change the market or weather.  It's best to make the most of what you have and usually that's not that bad over time.

Spring In House Services: Now Available to Book!

Spring i
s a great time to get ahead of seasonal maintenance, and this year we're offering a menu of in-house services you can book directly through MoveZen. Our in-house services are designed to keep costs lower than booking independent vendors without sacrificing quality - and happy, well-maintained homes mean happier tenants.

Available for your property this spring:

  • Weed & Feed Application: clears out weeds and feeds your lawn right before peak growing season
  • Exterior Perimeter Pest Spray: creates a barrier around the property before pests enter for the season
  • Interior Pest Control Bait Stations: targets ants and cockroaches at the colony level with no interior spraying, safe around occupants. The product we use, Advion, has thousands of five-star reviews and wipes out most infestations within one to two weeks by eliminating the colony at the source, not just what's visible
  • Mosquito Bucket: A spray-free alternative that works as a decoy breeding site, killing mosquito larvae before they mature. Low maintenance, effective, and a great option for those who prefer to avoid chemical treatments inside or outside the home
  • Mounted Lockbox Install: A one-time install that is one of the best investments you can make for your property. Vendors get in faster, work orders get resolved sooner, and during vacancies you're not playing phone tag to get anyone through the door. One install, endless convenience.  Review our knowledge base article on the benefits of a mounted lockbox here: Why Every MoveZen-Managed Property Needs a Mounted Lockbox
