How Do You Safely Provide Self-Showing Access to a Home?

We take security extremely seriously — that’s why we partner with ShowMojo, the industry leader in preventing registration and access fraud.

Their system requires verified ID to generate a unique access code, ensuring only legitimate, pre-screened individuals can enter a home.

On top of that, we’ve built our own showing qualification process from over 20 years of experience, filtering for responsible and serious renters before anyone steps inside.

A lesser-known but major security benefit of self-showings is that frequent legal activity deters illegal activity. Popular homes often receive 10+ showings per week, meaning anyone with bad intentions knows another visitor could arrive minutes later — that alone prevents most issues.

In our history, break-ins are extremely rare, and we’ve never had one tied to a verified self-showing. By contrast, vacant homes that sit for months (never under our management) are far more likely to experience theft, especially outdoor AC units.

Self-showings also help prevent costly disasters like floods. We’ve stopped dozens of major water events thanks to visitors reporting leaks early — something traditional showings could easily miss, as staff might only visit twice a week.

In short, self-showings are low risk and high reward, especially in a post-COVID world where serious renters value flexibility. They attract top-tier residents with busy, no-nonsense schedules and consistently improve profitability through reduced vacancy.

That said, we still adapt when needed — for instance, we never self-show occupied homes and occasionally switch to in-person showings for high-value or higher-risk listings (like newly built homes with premium appliances in rural areas).
