How Do You Handle Lease Contracts, and Do I Need To Get Involved?

Our Lease Agreement

We use a gold-standard lease written by the North Carolina Bar Association, widely recognized as one of the most comprehensive and balanced agreements in the state. It’s designed to protect owners extremely well while also ensuring the lease can be legally enforced without issue.

In most cases, we also include a few proprietary provisions that strengthen protection and minimize risk, such as:

  • No-smoking clause

  • Restriction on listing homes for sale until proper notice to vacate is given

  • 60-day notice requirement (occasionally reduced to 30 days when strategically necessary)

This 60-day rule means that if you want to take back possession or adjust rent, notice must be provided more than two months before the lease end date.


Owner Involvement

For full-service management, owners do not sign the lease. We handle all aspects of lease execution and management on your behalf.

For tenant-placement-only services, the owner signs the lease directly, since we do not manage the property after move-in.
