Do You Open Closets and “Fixed” Cabinets Like Vanities or Under-Sinks?
Not typically. We avoid opening closets whenever possible and only inspect “fixed” cabinets — like vanities or under-sink areas — if there’s a clear maintenance concern, such as water damage, mold, or pest activity.
That said, any inspection can turn into a full home condition report if we discover visible issues that need immediate attention. For example, a water stain on the floor might require checking the cabinet or plumbing above it.
Our goal is always to minimize intrusion while still protecting the property and ensuring small issues don’t become major repairs.
