Do Your Accept Past Evictions or Major Unpaid Utility Credit Reports?

The age of the issue plays a large role.  If it doesn't show up on our report, then it won't play a role in the decision.

 

A general but not certain rule is that most negative entries stay on your background report for 7-10 years.  It's a complicated process where the number of years can be reset with new activity but rarely do we see closed entries that are more than 10 years old.

If an eviction or several unpaid utility bills show up on the reports, approval odds drop dramatically.  It depends on the property and owner at the end of the day, but most will not accept either.
