Can I Bring My Pet?
In most cases, the listing would clearly state if pets "are not" being considered or if there are strict restrictions.
From there, we tend to keep things open-ended. If we press owners to lock down a pet policy in advance, it is usually rather restrictive, and there are a multitude of various pet situations.
So our approach is to gauge the owner's openness to pets, then clear each situation on a case by case basis with the assumption being that if no pet restrictions are listed other than our default 3 max limit, they will most likely be accepted, subject to owner approval.
We clear that issue before we process the application. We do not decline and keep application fees due solely to a pet restriction. If you apply and the pets won't be considered, we will not run the application and will refund the payment.
Pet fees are always non-refundable even after move out. Pet deposits are always refundable (check the labels on charges and notes - it is rare for our property owners to charge pet deposits as most opt for a non-refundable pet fee per pet), and are refunded after move out if there is no damage above normal wear and tear. Pet rent is a non-refundable monthly charge due with your rent and treated as legal rent, meaning non-payment would be a serious problem. Pet fees stay within reasonable limits but vary by the owner's discretion on particular pet and property. There will be a charge for each pet in the home.
In most cases, the pet fee is a one time payment due before move in, and that is all that most of our residents will pay. Some owners will charge pet rent but it's still pretty rare in our markets. Some may even charge a one time up front fee and pet rent, similar to what many higher-end apartments charge.
